Exterior Roof Spray

For this 1930s-built house, a re-roof allowed our crew of trained professionals to spray down into the roof joists from above.

The Foam Comfort Crew, along with the careful coordination of a highly skilled roofing crew, allowed the two trades to work seamlessly to prepare the area for insulation, install a 2lb spray foam insulation solution and then close, seal and shingle the roof.

All old homes built in this area had minimal to no insulation in the roofline and attic areas often involved knee walls and dormers, further adding to the complexity.

Once the old roof was removed, a cardboard baffle was secured in the joist cavity and then a 2lb medium-density spray foam insulation was applied. The 2lb foam is a vapor barrier and will not allow any condensation to form in the roof cavity below as it provides a monolithic barrier.

Removing the lathe and plaster from the interior is a major and totally disruptive endeavor, so using an exterior method to insulate, such as what was done in this scenario, can significantly reduce the mess and inconvenience to the inhabitants.

Spray Foam Insulation Cargo Van

Insulating a camper van is essential for creating a comfortable and livable space. It helps regulate temperature, reduce noise, and prevent condensation. Closed-cell spray foam insulation is the most popular insulation option for camper van builds. It provides a high R-value (a measure of insulation effectiveness) and seals all gaps and cracks. Closed-cell spray foam insulation is also waterproof and prevents condensation.

It is essential that when you use spray foam insulation that you compensate for its airtightness by ventilating properly (build tight, ventilate right). This can be done by installing heat recovery ventilators (HRV) or fans that are used to move out the moisture while retaining the heat.

Understanding and Improving Cantilevered Floors for Energy Efficiency: A Guide by Foam Comfort

A cantilevered floor is a floor that sticks out past the foundation or supporting wall below. It may be a first- or second-story bump-out, a bay window, or a room over an open porch. Floor joist bays that extend from the house out under the cantilevered floor are sometimes left unsealed and uninsulated by the builder, allowing outside air to flow through the home and conditioned air to escape. Sometimes cantilevered floors are insulated but not air sealed. Air barriers must be put in place across any open floor joist bays to form an air barrier between the cantilever and the rest of the house to prevent air from blowing through the insulation, which renders the insulation ineffective. Blocking material such as spray foam should be installed and when designing the home, HVAC ducts and plumbing pipes should not be located in cantilevered floors.

What does spray foam cost?

“What does it cost?” is probably the most frequently asked question about spray foam. Many property owners have heard about the energy costs of spray foam and are interested to know what the cost of investment is for this premium building product.

It is difficult to give a sq foot price to spray foam as different assemblies will require different Rvalues. For example, a flat or cathedral roofline requires R31 or roughly 5.6” of insulation whereas code requires only R20 for basement walls (3.7”). The higher the R-value, the higher the square foot cost.

In addition to thickness, there is the issue of volume. If an entire house envelope is being sprayed versus a crawlspace, the price per square foot will vary as there are discounts based on volume. Spray foam requires extensive set-up at your premises, so a small job will be subject to the same set-up costs as a large project. The costs are defrayed over a greater volume of square feet on a large project hence a lower cost per square foot versus a small job.

Another factor in pricing spray foam insulation is the level of difficulty. A project that involves a 20’ interior roofline would require significant scaffolding or a special lift. Working from heights requires a higher skill level and is more costly to set up. It will also require more time to complete as it often involves moving platforms and/or lifts in order to reach the area to be sprayed. A basement, on the other hand, has a lower level of technical difficulty so the price per square foot would reflect this.

Anytime a spray is done from the exterior expect the cost to be slightly higher. Environmental conditions such as wind and rain will require special set-up. In addition, weather can cause delays and job site shutdowns, which can drive prices up. Often times exterior sprays are coordinated with other trades such as roofers or siding contractors, so count on extra time for this arrangement.

The type of spray foam is also a factor. At Foam Comfort we specialize in closed-cell 2lb spray foam insulation (sprayed polyurethane foam insulation). There are also open-cell foams which cost considerably less but do not compare to closed-cell foam’s ability to air seal and add structural integrity.

What is a Hot Roof?

A hot roof is a type of roof assembly that is non-vented. Insulation is installed underneath the roof decking, leaving no space for ventilation. Without ventilation, the space is warmer, which is where the terminology “hot roof” comes from.

A cold roof, on the other hand, is a roof where there is ventilation below the roof, as in a traditional attic where the insulation sits on the floor joists. This attic area is essentially outside the building envelope and is meant to be cold.

Depending on the house’s structure, the hot roof design allows the attic space to be usable and livable. This is because it brings the attic into the home’s thermal envelope. The attic space then maintains the same moisture and air control level as the rest of the house. Some advantages from a house design standpoint are that electrical, storage and HVAC equipment can remain inside the envelope and are more functional as a result.

With an unvented hot roof, conditioned air cannot escape the home. This means homeowners won’t be “heating (or cooling) the outdoors” and can save money on heating and air conditioning bills. Although there are many pros to a “hot roof” there are also some cons. In order for a hot roof to function optimally and not cause damage to the underlying structure, it is of the utmost importance to air seal properly.

The best insulation for this is spray foam insulation. Spray foam insulation, also known as sprayed polyurethane, closed-cell or 2lb foam, goes on as a liquid and quickly sets to form a monolithic barrier. A downside to spray foam is that it costs more than a traditional attic insulation such as cellulose, but unlike a loose fill insulation, it doesn’t compact over time and never needs to be topped up, removed or replaced. It is extremely durable and effective and is good for the life of the building.

Passive House Canada: Building Better

Passive House is a global standard for building ultra-low energy and comfortable buildings that reduce greenhouse gas emissions and adapt to climate change. Passive house (German: Passivhaus ) is a voluntary standard for energy efficiency in a building which reduces the building's ecological footprint.

This energy efficient home design uses energy saving concepts such as an HRV (heat recovery ventilator), solar-gain windows, spray foam insulation, and hot water recovery. One of the earliest Canadian prototypes was the Saskatchewan Conservation House which was designed to offer comfortable living in the Canadian prairies where temperatures will swing between -40c to +40c. Many of these prototypes started being developed in the 1970’s in response to the oil embargo which caused the cost of oil to quadruple.

As shown in the diagram above, passive homes are designed to benefit from the angle of the sun to reduce reliance on energy to maintain indoor temperature. In summer the house is shaded by overhangs and in the winter months the sun infiltrates the building providing ambient warmth. We call these windows “solar gain” windows as they allow us to gain solar from the sun in order to heat the building. In summer those same windows would be shaded (by the roof or an awning), preventing the sun from heating the building. The building envelope needs to be a high Rvalue product such as a 2lb closed-cell polyurethane foam insulation such as Walltite CM01. Spray foam is both an air barrier and a thermal barrier. This makes the building very tight, and reduces the number of air exchanges that occur. HRV’s (heat recovery ventilator) are instrumental in exhausting indoor pollutants and excess humidity and warming fresh outside air to replace the expelled air. The passive house mantra is “build tight and ventilate right”.

Tax Credit for Multi-Generational Renovations Now Available

Canadians can now access a 15 percent tax refund on expenses related to home renovations for elderly family members or adults with disabilities. The federal government’s Multigenerational Home Renovation Tax Credit took effect on January 1, 2023. The credit provides Canadians with a 15 percent refund for renovations aimed at helping to care for elderly and disabled relatives in their homes.

The maximum refund is $7500, for expenses up to $50,0000. Eligible projects include the construction of a secondary suite for a family member who is a senior or an adult with a disability. Seniors 65 years of age or older and adults with disabilities who are 18 years of age or older are considered eligible.

The secondary suite must also be a self-contained housing unit that includes a separate entrance, bathroom, kitchen and sleeping area. The home being renovated must also be lived in within 12 months after the end of the renovations.

Spaces such basements, bonus rooms over garages and attic spaces are examples of unused, or under-utilized spaces that with the right design and building materials can totally transform a ho-hum space into stunning living quarters.

What is Thermal Bridging?

Thermal bridging is the movement of heat across an object that is more conductive than the materials around it . The conductive material creates a path of least resistance for heat. Thermal bridging can be a major source of energy loss in homes and buildings, leading to higher utility bills.

If you look at this flat roof, you can see what appears to be circles of melt in a symmetrical pattern. This melt occurs wherever the heat from the garage is transferring through the steel trusses.

This roof was retrofitted with 2lb closed cell foam insulation (BASF Walltite). It was not possible to get a monolithic barrier in place as the insulation was added many years after the building was constructed and steel trusses were already in place.

This image shows how effective the closed-cell foam insulation is at preventing heat loss. Had there not been any spray foam in place the entire flat roof would be snow-free with only melt/water.

Another example of thermal bridging would be wood framing placed against an exterior wall. Although not as a good a conductor as metal, bridging can still occur. For this reason, we advise that when insulating, leave a small gap behind the framing for a seamless layer of insulation.

Other building areas such as parapets and I-beams can really reduce energy efficiency of a building so they should be spray foamed or insulated in a way that reduces the conductive movement of heat, leading to increased indoor comfort and reduced heating costs.

Why Spray Foam Insulation in your Basement should be the only choice

In order to understand why spray foam is the perfect insulation for basements, we need to understand vapor drive and dew point. Vapor drive is a “push” that moves water vapor from areas of high concentration to low concentration. Vapor drive naturally diffuses moisture vapor into and through wall structures, resulting in condensation on cool surfaces. The dew point is the temperature to which air must be cooled to become saturated with water vapor assuming constant air pressure and water content. When cooled below the dew point, moisture capacity is reduced and airborne water vapor will condense to form liquid water known as dew. When this occurs via contact with a colder surface, dew will form on that surface.

Because Toronto has temperatures that range from a low of -40c (wind chill) on the coldest days of the year to a high of +40c (humidex) on the hottest days of the year, we are asking a lot of our insulation to keep our homes comfortable and healthy through such a range of temperatures, notwithstanding our indoor climate which, due to AC and HVAC, can quickly fluctuate depending on personal comfort.

When you fill a wall with a highly vapor-permeable insulation (fiberglass batts) and cover one side of it with a virtually nonpermeable vapor retarder (poly), the vapor retarder will be on the wrong side of the assembly for part of the year and inhibit the wall’s ability to dry. Water vapor constantly diffuses through building materials from the warm, humid side of a house toward the cold, dry side. So, in the summer, when a lot of homes are air-conditioned, vapor is driven toward the interior. In the winter, vapor drive is toward the exterior.

The temperature of the basement wall assembly can be effectively kept above the dew point by filling the cavity with closed-cell spray foam. Spray foam has the highest r-value of all the various types of insulation but it’s greater strength is that is also an air-barrier. Air cannot pass through (unlike fiberglass or rockwool which is porous) and therefore there can be no moisture drive through a wall with spray foam.

Because fiberglass and rockwool are porous, they will collect moisture in the wall assembly even when there is a vapor barrier in place. As mentioned earlier, the moisture drive will change direction depending on where the area of high concentration of moisture is. Basements insulated with this type of insulation are often dank or musty. The moisture is being trapped in the wall assembly and cannot dry out. If there is excessive moisture accumulating there will be mold and potentially wood rot.

In this photo, you can see the mold that is forming as a result of the moisture that is trapped behind the vapor barrier.

Here you can see the mold has gone right through the drywall. The purple walls below are a 2lb closed-cell drywall which will not have the moisture issue as seen to the left.

As for this picture, it’s what you can’t see that makes this basement suite a warm and healthy space.

Installing spray foam insulation in a high-rise tower poses challenges for most spray foam companies. Because the trucks generally have a limited hose length, it can often be impossible to bring the hose up past a few stories. Hoses can be dangerous when they are fighting gravity. The shortest distance outside a building would pose potential safety risks to people and property should the hose slip or a leak occur.

For this reason, Foam Comfort has the technology to make the units portable. The compressor units can be rolled off our truck and brought up by elevator to the installation site. Why a DIY Froth Pak Might Just Get You and Your Project In Trouble

For many DIYers and contractors, Froth Pak’s or expanding foam sealant kits can be used to seal cracks, gaps and small holes up to 4” wide. However, this is not intended to fill entire wall cavities, nor will it pass your building official’s stamp of approval for projects requiring a permit.

These kits do not conform to the CAN/ULC S705.2-05 standard - the minimum requirements imposed by the Canadian Construction Materials Centre (CCMC) for all evaluations. These evaluations apply to spray-applied, rigid polyurethane foam of medium density intended for use as thermal insulation for both building and non-building applications, whether applied on a building site or in a prefabrication (manufacturing) process.

The main reason that these spray foam kits do not conform is that they are considered a "low pressure" spray polyurethane foam system. The Canadian National Building Code only allows "high pressure" spray polyurethane foams for insulation applications. Spray foam "kits" are not allowed by Canadian National Building Codes (CNBC) to be used for insulation. In order to get a “high pressure” spray polyurethane foam for insulation, a licensed and certified installer such as Foam Comfort Inc. is needed. With years of expertise, proper equipment and the backing of knowledge chemical companies such as BASF, you are ensured a perfect install every time.

As well as not meeting the CAN/ULC standard, these DIY “froth paks” are somewhat misleading in how they are marketed. A 200 kit, for example, yields 200 square feet of coverage at 1”. Since cracks, gaps and holes are usually in the 3-5” depth, a 200 bd ft kit will only cover 50 sq ft when applied at 4” depth. Keep in mind that the yield indicated on the package is a theoretical yield. Conditions such as temperature, agitation and technique will all affect the yield. A 200 kit may only deliver 40 sq ft of coverage at this thickness and can often end in a frustrating mess as detailed instructions and conditions must be followed.

From a safety standpoint, DIY kits can result in severe injury if not handled correctly. Protective eyewear, respiratory protection and skin protection must be used every time to avoid exposure to isocyanates. In addition, these kits are not to be used around heaters, furnaces, fireplaces, recessed lighting fixtures or other applications where the foam may come in contact with heat-conducting surfaces. Froth-pak foam is combustible and will burn if exposed to open flame or sparks from high-energy sources.

Two-thirds of our planet is made up of water, and many times that water ends up going places we don't want it to.

Climate change is providing homeowners with unique challenges. Increases in the number, duration and severity of storms are wreaking havoc with buildings. Many property owners are looking for products that can better protect their buildings from the effects of climate change, such as rain, moisture and severe winds. Spray foam is a product that helps to make buildings more resistant to severe weather.

Polyurethane spray foam is a hydrophobic material, meaning that it repels moisture. It is not permeable to water whatsoever, meaning that water is unable to pass through it. In fact, spray foam can be an excellent way to protect different areas of your home against damage that can be caused by the infiltration of moisture and water.

In addition, sprayed polyurethane foam boasts a high insulation value of R 6 per inch. When exposed to water, this material remains dry because its foam cells are closed and impenetrable by water - think of the cells as tiny air pockets piled together in a compact configuration, resembling inflated balloons nestled tightly together. Unlike other materials used for insulation, spray foam is a moisture barrier. It doesn't absorb water and in case of flooding, won't retain moisture and remains effective after the building is dried out, making it uninhabitable for mold spores.

Because we can’t control what Mother Nature throws our way, it is becoming increasingly important to build with the proper materials that can withstand these forces. If a basement were to flood, traditional batt insulation would become a serious issue. It would not dry out, mold would become an issue and its Rvalue (ability to resist heat flow) would be seriously impacted. Replacement would be the only option.

Alternatively, if spray foam were used in the basement instead of the batt insulation, there would be no impact to the integrity of the insulation as a result of the water, Rvalue would not be affected, mold would not be an issue and there would be no need to replace the insulation. Although spray foam is more expensive than other forms of insulation, it has a long lifespan and will last the lifetime of the building.

Spray foam adds structural integrity and can be a huge advantage to protect your home against adverse weather conditions. Racking strength is the capability of a square or rectangular area of a wall to uphold its shape under duress. Recent racking strength studies have shown that polyurethane spray foam can add significant structural strength to walls.

When first applied to the interior of walls or under the roof, spray foam sticks directly to the building materials. Where fiberglass insulation acts as a simple buffer, spray foam’s direct contact with the building makes it, for all intents and purposes, part of the structure. What are HFO spray foams, and why are they better?

New-generation spray foams use a hydro fluoro olefin (HFO)- type blowing agent. It has a low global warming potential (GWP) compared to the HFC (hydrofluorocarbons) blowing agents that have recently been phased out due to federal regulations. The HFO blowing agent has a GWP of 1, 80% lower than its predecessor, the HFC. The lower the GWP, the less ability a given gas has to warm the Earth compared to carbon dioxide (CO2) over the same period.

Closed-cell spray foam is manufactured on-site by combining isocyanate and resin. The resin contains a “blowing agent” that expands the mixture to create a foam with “closed cells.” Blowing agents are essential ingredients in spray foam insulation. They create tiny bubbles of trapped gas that slow the movement of heat, making foam a good insulator and air and vapor barrier.

Building “greener” has never been more important. HFO spray foams can be used in all structures to increase a building’s energy efficiency. Not only are the new generation foams HFC-free, but they reduce the amount of air leakage in buildings meaning less gas usage and lower energy bills.

In response to increasing concerns about global environmentalism and what can be done to further current projects, the Government of Canada announced in June 2021 that a budget provision would allow a new interest-free loan program to assist homeowners and landlords who undertake deeper, more costly retrofits, such as replacing oil furnaces or low-efficiency heating systems with a high-efficiency furnace or air- or ground-source heat pump, boosting insulation of the house, replacing windows and doors, or installing a high-efficiency water heater or onsite renewable energy system like solar panels.

This program provides homeowners with the opportunity to receive an interest-free loan of up to $40,000 for deep home energy retrofits. We’ve created this comprehensive guide to help introduce you to the program and the steps you can take to learn how to build a green home .

Who Is Eligible?

This initiative is designed for all eligible homeowners in Canada, regardless of where they live. Most property types are eligible. However, owners of new homes (up to six months old) are ineligible for the grant.

A Beginner’s Guide to Spray Foam Insulation

Sprayed polyurethane foam (SPF), commonly known as “spray foam”, is a chemical product created by two materials, isocyanate and polyol resin, which react when mixed with each other and expand up to 30-60 times its liquid volume after it is sprayed in place. Polyurethane foam was developed and used by the military in the 1940s and applied to airplanes. It wasn't until the 1970s that it started to be used as insulation due to its high thermal insulating value with virtually no air infiltration.

There are 2 main types of sprayed polyurethane foam insulation - open-celled and closed-cell. Open-cell insulation has cells that are open and although it does insulate well, it is not an air barrier and is not hydrophobic like the closed-cell foam in which the cells are completely closed. Given the cold Canadian climate, closed-cell is the more popular choice.

Open cell foam is also referred to as ½ lb, as this is the density per cubic foot. Open cell foam is soft and can easily be penetrated. Closed cell foam can come in either medium density (2lb) or high density (3lb). High density closed-cell is used mainly in commercial applications such as agricultural roofing and is not approved for indoor use like the 1/2lb open cell and the 2lb closed-cell insulation. Medium density spray foams are the most commonly used for residential/ household use.
